Historic building – Via Vittorio Emanuele II, Grottaglie (Taranto)

Historic building on TWO LEVELS, called Palazzo San Marco located in the historic center of Grottaglie in via Vittorio Emanuele II, recently subject to CONSERVATIVE RESTORATION. Structured like an ancient cloister, it has a covered area of approx. 537 plus approx. 200 of atrium and internal courtyards.

Access to the building takes place from the atrium, which with a covered passage connects to a second large rear courtyard, overlooked by the balcony on the second level. The two buildings are connected by a veranda with balcony.
There is a first housing unit, on the ground floor, consisting of three rooms also made independent, each consisting of a room with kitchenette and complete bathroom (whirlpool tub only in one of the 3 rooms), as well as a second housing unit on the first floor , consisting of four rooms, one of which is shared, used as an entrance and equipped with a kitchenette, and the other three rooms, each with a bathroom. The remaining part, consisting of commercial premises with services and appurtenant warehouses, partly on the ground floor and partly on the first floor, one of which has further independent access from the street.
The first floor has panoramic terraces, as well as a veranda with balcony.
The floors of the exteriors are in cut stone 30×30, while the floors of the internal rooms are with designs on a Sienna ground and colored ceramic floors.
The structure is equipped with boilers and heat pumps, which supply energy to all the fan coils installed in each unit, making them autonomous in terms of hot/cold air conditioning; there is also a new Jacuzzi-type hydromassage tub (not yet installed), which can be positioned on one of the panoramic terraces. In the atrium there is an ancient and large cistern (used in the past to collect rainwater) which could be used as a cellar or rock pool.

The property lends itself to being used as a large private residence or as an accommodation facility or for catering businesses.
